FOLSOM, Sacramento County — October 24, 2026. The City of Folsom’s public development registry identifies a major housing proposal called Toll Brothers at Alder Creek in the Folsom Ranch area. Its listing describes a 1,424-lot residential subdivision and records a City Council approval on June 23, 2026. That is an important planning milestone, but it does not establish how many homes have been built or occupied.

What Folsom’s public listing says

Project MSTR25-00084 appears in the city’s Development Projects register. The listed applicant is Toll Brothers; the application date is April 9, 2025. The city provides access to project materials including a subdivision map, landscape plans, planning guidelines and environmental information. Readers interested in the actual footprint should use those documents rather than mistake an illustrative marketing image for a final street map.

How this differs from another proposed subdivision

In the same public registry, the Sierra Oaks Subdivision is listed as an 804-lot proposal by Taylor Morrison, with a March 16, 2026 application date but its hearing date marked TBD at the time of the listing. These two entries do not have the same recorded status. Treating the 804 lots as already approved would ignore the city’s own distinction.

What approval does and does not prove

Planning approvals can establish authorized land-use and design conditions, but separate building permits, infrastructure implementation, subdivision recording and other requirements may still be necessary. California58 has not independently inspected construction at Alder Creek or confirmed that homes are available for immediate occupancy or purchase. For decisions about a particular parcel, verify the current planning and building files with the city.

Questions for the next local report

Residents may want to examine timelines for roads and utilities, traffic impacts, open space, neighborhood amenities and any adopted conditions for schools and public facilities. The city lists Jessica Brandt, Principal Planner, at jbrandt@folsom.ca.us and 916-461-6207 for the Alder Creek project. A complete local follow-up should compare the approved conditions with subsequent permits and agency statements.
